Short version: you can rent a property to a named player without listing it, either side can propose an extension, and leases now end at new game day.
Private rental offers
Town → Estate Agent → Upgrade, open the property, Rent Out.
Set the daily price and duration as usual.
Leave Search blank and hit List Property for Rent to put it on the market.
Search a player (same name lookup as Trades). When their ID and name fill in, the button becomes Send Private Offer. That offer is not on the Rent tab. Nobody is charged until they accept.
The other player sees it on Estate Agent → Rented (Private rental offers) and can Accept or Decline. You can withdraw it, or send a new one to replace it. Cancel a market listing first if you want to offer that property privately instead.
Extending a lease
Money does not move until the other side accepts.
Tenants (Estate Agent → Rented, or the rented property page): Request another [original term] days at the current daily rate.
Landlords (Estate Agent → Upgrade → Active tenants): days is extra time on the current end (1–100 per offer; it stacks, so a 100-day lease can take another 100). total is the lump price for that whole extra period. Leave it blank to charge days × current daily rent.
Both an offer and a request can sit on the same lease. Accepting one cancels the other. You need the Cash on Hand to pay; if you do not, Accept fails and the offer stays.
Active tenants
Same Upgrade page. Per tenant you can:
Evict — ends the lease now and pays a prorated refund. You need that refund on hand.
Evict inactive — no refund, only after 7 days of tenant inactivity.
Extend — offer extra days as above.
View — open the property.
Last active and time until the lease ends are on that table too.
When a lease actually ends
Leases end at new game day (00:00:00 LPT), not the clock time you rented or extended. Reminders still come through Events. Moving out of a rented property does not end the lease — you stay the tenant until new game day or until the landlord evicts you.
Bulk upgrades
On Upgrade (and the property page) you can buy several extra upgrade levels on one property in a single submit, instead of clicking once per level.
