Hey Everyone,
TLDR: you can get your return on investment on properties based on market prices of materials within 599 days for Villas, 825 days for Mansions, and 2017 days for Private Estates at a 100% occupancy rate. The Charts and mats pricing it was based on is below
As a CE "landlord" I wanted to put together the how long it takes until you get your return on investment/reach profitability for each property (atleast the ones worth investing in)
I based this off the current market prices/fair pricing for contruction mats so as time goes on this will be outdated, here is how I got the numbers and below will be the chart if you want to skip ahead:
Days until profit = Total cost / Daily Rent income
Daily rent income = Average rent income - (Property value * 0.00075)
(Avg. rent taken from the lowest listed FULLY upgraded property of each type)
Although the Villa requires the least amount of time to turn a profit I'd like to see how many days it sits empty with negative upkeep compared to other types. If the demand is not there the upkeep could potentially push that days until profit back. (If a villa sits at the on the market for days to weeks it can acrue hundreds of thousands to a couple million in upkeep)
Please let me know if anyone notices anything off with the numbers. also I don't own anything other than Mansions so I took the percent value of the cost of mats comapred to the home value when fully upgraded and applied that percentage to the other property values too when calculating upkeep costs. (e.g. if contruction mats cost 100,000,000 but the home value is 70,000,000 I took 70% and applied that to the PE and Villa properties)
