This update adds the Luxury Secure Compound, changes how Home Value and upkeep are worked out, and fixes two property bugs. The full tables are on the Properties wiki page.
Luxury Secure Compound
The compound is a new plot and building, above the Private Estate. It is the only property with a Dock, and it can take every other upgrade one or two levels further. Original suggestion: Property: Luxury Secure Compound.
Costs, build time, and maximum upgrade levels are on the property types table. In short:
- Plot: £150,000,000. The building can only be built on this plot.
- Building: £375,000,000, plus 6,000 Nails, 10,000 Bricks, 2,500 Concrete, and 900 Steel. Build time is 62 days.
- Maximum upgrades: Safe 8, Study 7, Gym 8, Museum 5, Library 7, Dock 5.
The new top levels are Compound Vault (£10,000,000,000 storage), Compound Study Suite (12% course reduction), Compound Gym Complex (1.50% gym gains), Compound Museum Wing (Intelligence cap 1,250), and Compound Library Wing (1.00% Intelligence gains). Each level’s cost is on the upgrades section.
Dock
The Dock is compound-only. Each level costs cash and construction materials, and a higher level replaces the one below it. Details are in the Dock section.
- Jetski. +5 town shop buys per day (30 instead of 25).
- Tugboat. +10 town shop buys per day (35).
- Catamaran. +15 town shop buys per day (40).
- Yacht. A 4th expedition slot, and the +15 town shop buys stay.
- Smuggler's Berth. Unlocks personal smuggling for whoever is living there, and keeps the 4th expedition slot and the +15 town shop buys.
Personal smuggling
Smuggler's Berth opens a solo run for the owner or renter living in the compound. It is separate from cartel smuggling. One run at a time. Load your own Cannabis, Tainted Cannabis, Cocaine, or Tainted Cocaine, up to £100,000,000 of market value in total. The trip takes 4 days.
Collecting pays a random 100–120% of that cargo’s market value. The estimate while you wait uses the middle, 110%. 3.5% is cash in hand, and collecting it clears mug protection. The rest comes back as items: medical supplies from Cannabis, grenades from Tainted Cannabis, alcohol from Cocaine, and enhancement materials from Tainted Cocaine. You can cancel only while the run is still loading. If you move out after launch, you can still collect, but you need to be living in a dock compound again to start another.

Home Value and upkeep
Home Value is still the sale price. It is now the upkeep basis, plus 75% of the recent market price of the construction materials in the finished building and its upgrades, minus any unpaid upkeep. Empty plots and buildings still under construction do not include a material value.
The upkeep basis is 75% of the cash paid for the plot, building, and upgrades. Daily upkeep stays 0.075% of that basis. A monthly appraisal does not change the basis or the daily bill. It refreshes Home Value when material prices move.
Unpaid upkeep comes off the displayed Home Value until it is paid, and it still blocks selling, demolishing, and moving out. Selling still requires the upkeep to be paid, so the sale is for the full appraisal.
When a monthly run changes a Home Value, that property’s Appraisals tab (a new tab on the property page) records the date, the old value, the new value, and the change. Increases are green and decreases are red. You get one Property event for the appraisal run, however many of your properties changed. The first appraisal will move existing Home Values onto this new figure, so finished buildings can change by a lot.

- Demolish. Demolishing could report a failure after the building was already gone, and it did not return materials or send an event. It now completes only when the building is actually removed. You keep the plot and receive 50% of the construction materials from the building and its upgrades, rounded down for each material. Cash spent is not returned. A Property event lists the plot you kept and the materials you received. You still have to move out, empty the vault, clear the upkeep, and take it off the rental market first. - Property perks. Evicting a tenant, or a lease ending on a rental they were not living in, was clearing the property perks on the home they actually lived in. Perks are now removed only when they leave the property they are living in. Original report: Evicting a tenant who has moved into a new property erases their property perks.
